There are even websites where you can buy a car and it gets delivered to\nyour door! So, how about purchasing your next house? How comfortable are you\nwith the idea of buying your next home all on your own? Should you use a real estate\nagent to guide you through the process or, just do it yourself? There are two\nschools of thought on this: let\u2019s look at the pros and the cons of both: <\/p>\n\n\n\n<ol class=\"wp-block-list\"><li><strong>Finding the right house <\/strong><\/li><\/ol>\n\n\n\n<p><strong>With a\nrealtor: <\/strong>Agents can dive into databases and sites that list prospective\nhomes, the current market information, comparable prices for other homes in the\narea and more. They essentially do all the digging in order to find you all the\ninformation possible about the purchase, plus, they often have access to\ninformation and listings that isn\u2019t always available to the public. <\/p>\n\n\n\n<p><strong>On your\nown: <\/strong>You can go on Realtor.ca and other sites to click through photos\nof possible homes in the area you are interested in, but you\u2019ll need to learn\nhow to research local trends, find out current market values and other\nimportant information associated with the property. <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Know thy neighbour<\/strong><\/li><\/ul>\n\n\n\n<p><strong>With a realtor:\n<\/strong>Most\nlocal agents with a bit of experience should be well equipped to speak to you\nabout the neighbourhoods you\u2019re interested in. They will be able to tell you\nabout zoning bylaws, school districts, amenities, future developments and local\ntransit. They can also tell you if the area is known for low or high crime\nrates. <\/p>\n\n\n\n<p><strong>On your\nown: <\/strong>If you have a crystal ball, or perhaps Cousin Frank knows a guy\nwho knows a guy, you might be able to find out what you want to know about the\narea. However, to learn the things you need to know about an area, you will\nhave to spend time in the potential neighbourhood, researching on the internet\nand asking around. <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Presenting your offer<\/strong><\/li><\/ul>\n\n\n\n<p><strong>With A\nRealtor:<\/strong> A real estate agent does the complicated paperwork and\nnegotiating for you. They have a vast knowledge of market conditions,\ncompetitive sales, and with that they can put together a solid offer at the\nbest possible price. They know how to negotiate and how to close the deal. It\u2019s\ntheir job.<\/p>\n\n\n\n<p><strong>On Your\nOwn:<\/strong> You might think you\u2019ve got the market cornered on having a great\npoker face\u2026but when it comes down to the official offer, there are a lot of\ndetails that need to be addressed other than just a price. Before putting pen\nto paper, you will need to make sure you\u2019ve done your research\/due diligence.\nThen, go in prepared to counter back and forth, maybe several times! <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Small and smaller print<\/strong><\/li><\/ul>\n\n\n\n<p><strong>With A\nRealtor:<\/strong> With offers and purchase agreements, real estate agents have been\nthrough this process a thousand times and they know what each sentence, phrase,\nand the legal jargon means. They have answers for your questions, concerns or\neven if you\u2019re simply confused. They can clarify it all.<\/p>\n\n\n\n<p><strong>On Your\nOwn:<\/strong> There is a ton of paperwork that goes into purchasing a property;\ndetails the \u2018average person\u2019 likely has no idea about. It\u2019s the biggest\npurchase of your life, and paperwork must be processed legally and it\u2019s\nbinding. When you DIY your own home purchase, there\u2019s a higher chance you can\nget tripped up on the fine print. \n\nIt\nis a big task embarking on a home purchase and doing it without a real estate\nagent can be a huge undertaking, especially if you don\u2019t really know what to do\nor what to expect.
