Well,\nalmost. There are still a few tasks to conquer, such as going back to see the\nproperty you purchased. There are a few things to note during this process, so\nwe\u2019ve put together some of the most frequently asked questions regarding seeing\nyour new home before your closing date. <\/p>\n\n\n\n<p><strong>How often can I visit the property after\nthe purchase? <\/strong><\/p>\n\n\n\n<p>Typically,\nbuyers can have two visits prior to the closing date. However, they can\u2019t be\nunexpected \u2018drop in\u2019 visits. You\u2019ll will need to ask your real estate agent to arrange\nthe appointment with the seller\u2019s agent; don\u2019t contact the seller directly. As\na courtesy, it\u2019s advisable to give plenty of notice and take into account the\nschedules of the agents and others involved.<\/p>\n\n\n\n<p><strong>Where does the home inspection fit in? <\/strong><\/p>\n\n\n\n<p>A\nhome inspection is not considered one of the two visits to see your new home.\nHome inspections are always advisable \u2013 and worth the money to protect your big\ninvestment. It should take place before the final paperwork is signed off on,\nas the inspector\u2019s report will give you a solid idea of the overall condition\nof your home. You\u2019ll want to know before signing off on the purchase if there\nare big warning signs or expensive repairs needed. <\/p>\n\n\n\n<p><strong>What do I do if I find a problem with\nthe house during my visit? <\/strong><\/p>\n\n\n\n<p>A\nlot can happen to a house in the days and weeks after the purchase has been\nfinalized but before you move in. That\u2019s why having a walk-through after the\ndust settles is a great way to check for any potential concerns with the home. Ideally,\nyour home inspection would have uncovered any key problems, but if you do uncover\nsomething that is a concern, put it in writing to your real estate agent who\nwill forward your list to the seller and their agent to get the issues resolved\nif needed. <\/p>\n\n\n\n<p><strong>What if my new house has a well and\nseptic tank? <\/strong><\/p>\n\n\n\n<p>Many\nrural or cottage properties run on wells and septic systems instead of being\ntied into the municipal water services. You\u2019ll need to request a water test for\nthe well and ensure that your water is contaminant-free. For properties with septic\nsystems, you\u2019re entitled to have it inspected and pumped out (if needed) before\nthe closing date. Unless it\u2019s stated otherwise in the purchase agreement, sellers\nare on the hook for resolving any contamination issues. Your real estate lawyer\nwill review this important issue with you. <\/p>\n\n\n\n<p><strong>What can I expect on my final\nwalk-through? <\/strong><\/p>\n\n\n\n<p>If\nyou had items on your list from your first visit that needed attention, you\u2019ll\nwant to check that those repairs were completed. This visit is also a great\nopportunity to measure windows for curtains or blinds, and measure your\ndoorways to ensure your appliances and furniture will fit through! Trust us,\nthe last thing you want to do on moving day is remove a door jamb! You\u2019ll also\nwant to inquire if there are any tricks or tips to working any fixtures,\nappliances, the furnace and so on, as this may save a lot of future\nfrustrations. <\/p>\n\n\n\n<p>Your\nhome, cottage or condo purchase has a lot of steps and details that shouldn\u2019t\ntrip you up.
