After all, it\u2019s where we spend so much time from dawn until\ndusk most summer days. Who doesn\u2019t savour those morning coffees as the mist\nburns off the lake, or hanging out with a good book under the sun? A dock is so\nmuch more than a place to hold a boat; it\u2019s often the entertainment centre of\nthe whole property. <\/p>\n\n\n\n<p>If you\u2019re currently looking at buying a cottage in the Parry\nSound or the greater Muskoka region, or perhaps you already own one and want to\nput in a new dock, be sure to consider the many factors involved with building\nor upgrading one; it\u2019s not as simple as you may think. With increased\nenvironmental protection laws in place, as well as the importance of adhering\nto local by-laws and lakefront aesthetics, building your dock may involve more\nplanning and research than anticipated. <\/p>\n\n\n\n<p>We\u2019ve outlined some of the key factors to consider regarding\nthe construction or renovation of docks in our region, so you can rest easy \u2013\nand relax as you should. <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>How will\nyou use it? <\/strong><\/li><\/ul>\n\n\n\n<p>What\u2019s the purpose of your dock? It is just to hold a motor\nboat, canoe or personal watercraft? Maybe you need it for enjoying time (meals,\ngames, etc.) with your growing family or a group of friends. Does it need to\nhave specialized accessibility, or perhaps you\u2019re thinking you want to install\na slide? Don\u2019t rush in to drafting up the blueprints unless you\u2019ve given\ncareful thought to exactly how you wish to utilize your dock. <\/p>\n\n\n\n<p>Don\u2019t forget too, that your cottage neighbours may play an\nimportant part of your dock planning process; you want to make sure you aren\u2019t\nimpeding on their space, views, or tranquility.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Do you\nneed a permit? <\/strong><\/li><\/ul>\n\n\n\n<p>You may be thinking that since your basic dock matches other\ndocks in the area, you won\u2019t need a permit. Think again! The laws have changed\nrecently in regard to docks and boathouses for the Parry Sound and Muskoka\nregions, so be sure to connect with your <a href=\"https:\/\/www.muskoka.on.ca\/en\/district-government\/Area-Municipalities.aspx\">municipal\nby-law office<\/a> for docks both small and large to find out if indeed\nyou need a permit. Depending on your unique situation, you may also need to\nsecure authorization from the <a href=\"https:\/\/www.ontario.ca\/page\/ministry-natural-resources-and-forestry-regional-and-district-offices?utm_source=FOCA%20Elert%20February%202016&amp;utm_campaign=FOCA%20Elert%20Feb24%202016&amp;utm_medium=email\">Ministry\nof Natural Resources and Forestry<\/a> or the <a href=\"https:\/\/www.dfo-mpo.gc.ca\/pnw-ppe\/reviews-revues\/authorization-autorisation-eng.html\">Department of Fisheries and Oceans<\/a>.\nHere are just some of the key factors that are considered when getting a\npermit: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Lake bed \u2013 Is yours sand, rock, or marsh\/grass? <\/li><li>What materials are you using? From the steel,\nwood, rubber, or even stains or paints, you\u2019ll need to make sure they are\nsturdy, safe and environmentally friendly. <\/li><li>What type of dock are you installing? Is it a\nfloating, crib, or post dock? Is it removable, or fixed? <\/li><li>What are the local environmental factors? Your\nproperty or lake may be host to a protected species of bird, animal, fish or\nplants, in which case stricter regulations will be enforced. &nbsp;<\/li><li>Last but not least\u2026what is the size of your new\ndock? See below for more: <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Size \u2013\nsmall, medium or large? <\/strong><\/li><\/ul>\n\n\n\n<p>While some cottage owners want a tiny dock that\u2019s out of the\nway so they can enjoy sitting on the rocks or enjoying lake vistas, others\nprefer a moderate or even massive dock. It wouldn\u2019t make sense to allow people\nto build <em>any<\/em> sized dock they want;\nthere are limits based on the size of your waterfront and lake size as well. Further,\nwhat shape will your dock be, what furniture or other amenities will it hold,\nand what will the weight-bearing capacity be? As part of the process for\nobtaining a permit, you will need to provide your plans or blueprints to your\nmunicipal office for inspection. After all, you don\u2019t just want your dock to be\nfunctional and enjoyable, you want it to be safe as well.<\/p>\n\n\n\n<p>You want to get the most out of your cottage, which is why\nit\u2019s important to follow the rules and regulations when it comes to building,\nusing and enjoying your dock. While your contractor or builder may be familiar\nwith the regulations, they may not be aware of recent changes or developments.
