With their trained eye, inspectors can\nreveal concerns both large and small, such as mold, faulty wiring, leaks,\ncracks, rot, vermin and so much more. With a purchase as large as a new home,\nit\u2019s worth it to spend a few hundred more on a thorough inspection so you can\nhave the peace of mind knowing exactly you\u2019re getting into \u2013 especially before\nyou\u2019ve moved in. <\/p>\n\n\n\n<p>We\u2019ve outlined the top reasons why getting a home inspection\nis worth the time and effort: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Keeping you safe<\/li><\/ul>\n\n\n\n<p>There are so many safety concerns in a home, from airborne\nchemicals or irritants, outdated plumbing, electrical, and venting, to structural\nconcerns and materials. There may be issues that the current owners aren\u2019t\naware of or that they choose not to disclose (although this is illegal, it\nstill happens on occasion). Don\u2019t just assume your dream home is safe because\nit looks great; have a trained professional do the legwork and inspect the home\nand its systems thoroughly. If you aren\u2019t happy with the report or don\u2019t want\nto invest in costly repairs, you can simply back out of the offer and move on. <\/p>\n\n\n\n<p>Another bonus to getting a home inspection is that if you do\nlearn that the home is in great condition with no major issues to worry about,\nyou can proceed with the purchase and breathe a lot easier! <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Getting what you want <\/li><\/ul>\n\n\n\n<p>If you aren\u2019t happy with some details in your inspection\nreport, you can talk to your real estate sales rep and see what can be\nnegotiated with the seller\/listing agent. For example, it\u2019s not uncommon to\nrequest that certain repairs are made prior to the closing date, or that the\npurchase price is lowered in order to free up funds for you to make the\nnecessary repairs. In a heated market or when there are multiple offers on the\ntable at once however, this bargaining power may not work to your advantage if\nother buyers will take it \u2018as is\u2019. <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Learning about the home<\/li><\/ul>\n\n\n\n<p>Not surprisingly, there is a lot to learn about a home and\nits inner workings that the average home buyer may not always know. That\u2019s where\na home inspection report comes in handy, so be sure to read it carefully. It\noutlines every area of your home in detail, listing the condition and suggested\nrepairs and maintenance, which will be useful in months and years to come if\nyou do decide to buy. For example, you may find that the furnace is on its last\nlegs and will soon need replacing, that your windows aren\u2019t energy efficient,\nor that your downspouts need to be extended to avoid water getting into your\nhome.
