With the May long weekend quickly approaching, you may find yourself thinking more and more about boat rides, barbeques, campfires and the cottage. You may also find yourself making big plans to either purchase a cottage or renovate the one you already own. Whether it’s finally purchasing your Muskoka cottage getaway, or making some improvements on your current property this summer, here are a few essential points you’ll want to think about beforehand.

Keep it Legal

Although it’s common to think we have a little more leeway when we leave the city, it’s important to remember that any structure you build on your property, whether it’s a cottage, bunkie, deck or dock, you need to follow the rules and regulations that are in place. To keep it legal, you’ll need to do a little research prior to building in order to find out what is allowed and what the various by-laws are. You’ll also need to figure out which permits you’ll need to obtain before construction begins. Keep in mind, building permits may differ depending on which specific area of Muskoka your cottage is located. As such, it’s a good idea to check your local municipal website to learn more about the permits you’ll need, the costs and the process.

Know Your Boundaries

When it comes to the cottage, it’s also important to know what your property boundaries are. Not only will this give you a good idea what your options are when it comes to creating your oasis, it will also help you avoid any disagreements and disputes with your cottage neighbours.

Unlike the city, cottage boundaries are not always clearly demarcated, which can make things a little tricky. If you are looking to purchase a cottage, you’ll want to have a land survey completed before you sign on the dotted line. This will help you confirm a variety of important things like whether you actually own the property your cottage or boathouse sits on, and whether your private lakefront access is actually private.

Be a Good Neighbour

Along with understanding where your property begins and ends, being considerate when it comes to your neighbours is another way to ensure that your days at the cottage are pleasant and peaceful.

There was an interesting case in Gravenhurst recently that really highlighted the importance of considering your surroundings and your cottage neighbours. The proposed plans for a new cottage had some local residents up in arms due to its futuristic look that some felt didn’t quite fit in with the rustic and serene backdrop. Although the owners were within their legal rights to construct a cottage based on this unique design, it has created quite the uproar in the community and has resulted in letters of objection to try and stop the build from taking place. Something to think about if you are planning on building on your property…
